A twelve-person studio in Mumbai. We take on around fourteen projects a year — small enough that the person who draws your plan is the person who walks your site.
The cap is the whole point. A studio that takes fifty projects a year has to put a junior on most of them and a project manager between you and the person who drew the plan. At fourteen, the person who measured your flat is the person on site when the carpenter has a question — which is the only reliable way a drawing survives contact with a building.
We work across 6 areas around Mumbai, on flats, weekend houses and small workspaces. We are not the cheapest option and do not try to be; what we sell is a fixed number agreed before drawings start, and a snag list we write ourselves before you see it.

The order of things
Nothing starts until
the number is agreed.
Five stages, in this order, every time. You always know which one you are in and what has to be true before the next one opens.
- Fixed fee, agreed before drawings start
- One designer stays with you to handover
- Weekly site photos, whether you ask or not

First conversation
A week, usuallyWe come to the flat, measure nothing, and mostly listen. By the end of it we can tell you a realistic number and whether we are the right studio for the job. No charge, no drawings.
Survey and layouts
2 to 3 weeksA proper measured survey, then two or three layout options. One gets taken forward. This is the only stage where changing your mind is free, so we push you to use it.
Drawings and specification
3 to 5 weeksElevations, sections, electrical, lighting, and a written specification naming every material by brand and code. If it is not on this set, it is not in the price.
On site
10 to 18 weeksOur team, our supervision, weekly photographs whether you ask for them or not. One designer stays with the project from here to the end.
Snagging and handover
2 weeksWe write the snag list ourselves before you see it, close it, and only then invoice the final stage. It is deliberately large enough to be worth coming back for.

Every one of those is a content edit rather than a rebuild — the site reads its text, prices, photographs and contact details out of a single set of data files. Nothing on this page is a claim about a business that exists.
